How Reliable Are Home Valuation Tools?

What’s your home worth?

It seems like a simple question, but finding that answer is more complicated than it might seem. Sites like Zillow, Redfin, Eppraisal, and others have built-in home valuation tools that make it seem easy, but how accurate are they? And which one do you believe if you get three different answers? Online valuation tools have become a key part of the home buying and selling process, but they’ve been proven to be highly unreliable in certain instances. One thing that is for certain is that these valuation tools have reinforced that real estate agents are as vital to the process of pricing a home as they ever were – and maybe even more so now.

There are limitations to every online valuation tool. Most are readily acknowledged by their providers, such as Zillow’s “Zestimate”, which clearly states that it offers a median error rate of 4.5%, with varying accuracy across the country. That may not sound like a lot, but keep in mind that amounts to a difference of about $31,500 for a $700,000 home. For Redfin and Trulia, there are similar ranges in results. When you dig deeper into these valuation tools, it’s no small wonder that there are discrepancies, as they rely on a range of different sources for information, some more reliable than others.

Redfin’s tool pulls information directly from multiple listing services(MLSs) all over the country. Others negotiate limited data sharing deals with those same services, but also rely on public records, as well as homeowners’ records. This can lead to gaps in coverage. These tools can serve as helpful pieces of the puzzle when buying or selling a home, but the acknowledged error rate is a reminder of the dangers of relying too heavily on them.

Home valuation tools can be a useful starting point in the real estate process, but nothing compares to the level of detail and knowledge a professional real estate agent offers when pricing a home. An algorithm can’t possibly know about a home’s unique characteristics or those of the surrounding neighborhood. They also can’t answer your questions about what improvements you can make to get top dollar or how buyer behaviors are shaping the market. 5 Dangers of Overpricing a Home

It is still a great time to be a seller, but in much of the Western U.S., the local real estate market has begun to soften. With significant increases in inventory, buyers now have more choices and less sense of urgency. If you are thinking about selling your home, pricing it correctly the first time is critical. Here’s why:

  1. If you overprice your home, it won’t show up in some search results.

    Buyers search for homes using the parameters they desire. Price range is one of the most critical. If you set an unrealistic price of $850,000 for your home, all the buyers searching for homes up to $825,000 will fail to see your property in their search results.

  2. An overpriced home attracts the wrong buyer.

    An overpriced home will not compare favorably with the realistically-valued homes in a buyer’s price bracket. If your home is missing the amenities, square footage or other features of homes within the price range you’ve placed it in it won’t sell.

  3. Overpriced homes linger on the market and risk becoming “stale”.

    The interest in a home is always highest when the listing first hits the market. When an overpriced home goes unsold for a long period of time buyers often wonder what is wrong with the property. When a buyer moves on from a listing they rarely come back, even if you drop the price.

  4. You run the risk of getting less for your home than if you priced it correctly the first time.

    A Zillow study showed that homes that linger on the market tend to sell for significantly less than their listing price. When a home sits on the market for an extended period of time, buyers feel they have lots of room to negotiate.

  5. The longer your home remains on the market, the more expenses you incur.

    Every month your home goes unsold you put out money for mortgage payments, utilities and other home expenses that you will never recover.

7 Steps to Yard Sale Success

Yard sale season has arrived! Many people shy away from the idea of having a yard sale, but do you truly need that broken-down accordion or the 80’s-styled prom dress? A yard sale is a great way to get out with the old and make room for the new. Here are some tips to help make your yard sale a success…

1. If you haven’t used it in more than a year you most likely won’t use it in the next year. Sell it.

 2. Get the community involved. Contact your neighbors and coordinate having one large neighborhood sale on the same day. This will give consumers a greater incentive to come.

  • Helpful Hint: Have each participating household pitch in a few bucks for directional signs or an advertisement in the local paper.

3. Get your whole family involved. Set up a lemonade stand or have a small bake sale for your kids to run.

4. Promote yourself through your favorite social networking site … for free.

  • Create a Facebook event page and invite all your friends
  • Tweet about it. Create a fun Twitter hashtag and offer a prize to those who Tweet about your sale.
  • Get on Instagram. Whatever old knick-knacks you may uncover are sure to be a hit for somebody, and creating a storyline for your many time-worn giveaways can add to the appeal and interest.

5. Offer an incentive. Give away a free grab-bag to your tenth customer.

6. Price slightly higher than you’re willing to sell that way, there is room for negotiation.

7. After your sale is over, do not, I repeat, DO NOT put the leftovers back in your house, garage, or storage. Immediately donate them to your local thrift store, so there is no chance of procrastination or keeping things you do not need.

Around the halls of Windermere, we’ve decided that 2018 is the year to hit #refresh; it started with the launch of the refreshed Windermere brand earlier this year and today it continues with the unveiling of our refreshed website! The new Windermere.com is a result of a lot of research and input from our agents, franchise owners – and most importantly – consumers. As you can probably tell, we couldn’t be more excited! Let’s dig in.

Where we innovated:

Through the research process we discovered that over 85 percent of all traffic on our website occurs on our home page, search results, and property detail pages. This made it fairly easy for us to figure out what we wanted to focus on with the refresh. Plus, we heard from our regular site visitors that they felt those were the areas that needed the most improvement. Done, done, and done.

A much happier homepage:

We started with a total redesign of the Windermere.com homepage, which now better reflects the updated Windermere brand that we invested so much energy into earlier this year. The homepage is also now “location-aware” which means it will display listings that are geographically located closest to you. Because if you’re in Fort Collins, Colorado, you probably don’t want to be looking at listings in the suburbs of Boise. Catch our drift?

Mobile site, fast as lightning:

Next on the list to fix was our mobile site. We threw the proverbial baby out with the bathwater and started from scratch. The result is an ultra-fast, highly-optimized mobile site that we think might even offer a better user experience than our desktop site (although it’s next to impossible to pick which is better; please don’t make us do it).

Sexy search results:

OK, you probably wouldn’t normally describe search results as sexy, but it’s arguably one of the most important pages on our website, so we spent a lot of time here. What you see in your search results, and how those results are presented, has a major impact on your home search experience. We completely revamped how search results show up, as well as what you see when you click through to see a specific home. Is it the greatest search makeover of all time? Possibly.

Major eye candy:

As we all know, photos and videos are the beginning and end of everything these days, so we’ve placed even greater emphasis on those stunning images on our new property detail pages. We’ve also made it super easy for you to share listings that you love with your friends via social media, email, etc. because #sharingiscaring.

What Happened in the Market Last Month?

May 2018’s Median closed sales price saw a 14% increase from $754k to $856k.

Last month brought some long-awaited, positive news for buyers with May posting the most new listings in over a decade. Despite the uptick in inventory, most homes are selling in less than a month. Prices haven’t been impacted either, with the majority of the region continuing to experience double-digit home price increases.

The median home price on the Eastside hit an all-time high of $960, 000 in May; a 10 percent gain over the same time last year. While there were a third more homes for sale in May than a year ago, the area still had only about a month of available inventory. Three to six months is considered a balanced market. Redmond, a city with a population of 64,000, currently has only 51 single-family homes on the market.

  • Buyers can be a little more picky, more listings are coming, but they still are going to have to be aggressive with their offers.
  • 58% sold for over list price and 83.4% sold in less than 15 days. However these are the properties that sold.
  • 82% sold in 15 days or less.
  •  Sellers may want to be cautious about pushing their asking price.

In school, we all learned the theory of supply and demand. When the demand for an item is greater than the supply of that item, the price will surely rise.

SUPPLY

The National Association of Realtors (NAR) recently reported that the inventory of homes for sale stands at a 3.8-month supply. This is considerably lower than the 6-month supply necessary for a normal market.

DEMAND

Every month NAR reports on the number of buyers out in the market looking for homes, which is also known as buyer traffic. As seen on the map below, buyer demand in March was strong or very strong in 45 out of 50 states nationwide, and Washington, DC.

Many buyers are being confronted with a very competitive market in which they must compete with other buyers for their dream homes (if they are even able to find a home they wish to purchase).

Just like our clocks this weekend in the majority of the country, the housing market will soon “spring forward!” Similar to tension in a spring, the lack of inventory available for sale in the market right now is what is holding back the market.

Many potential sellers believe that waiting until Spring is in their best interest, and traditionally they would have been right.

Buyer demand has seasonality to it, which usually falls off in the winter months, especially in areas of the country impacted by arctic temperatures and conditions.

That hasn’t happened this year.

Demand for housing has remained strong as mortgage rates have remained near historic lows.

The National Association of Realtors (NAR) recently reported that the top 10 dates sellers listed their homes in 2016 all fell in April, May or June.

Those who act quickly and list now could benefit greatly from additional exposure to buyers prior to a flood of more competition coming to market in the next few months.

How to Price a Home Right?

Six Factors That Affect the Sales Price of Your Home

Pricing a home for sale is not nearly as simple as most people think. You can’t base the price on what the house down the street sold for. You can’t depend on tax assessments. Even automatic valuation methods (AVMs), while useful for a rough estimate of value, are unreliable for purposes of pricing a home for sale.

AVMs, like those used by Zillow and Eppraisal, have been used for many years by banks for appraisal purposes. They are derived from algorithms based on past sales. But producers of AVMs agree that they are not accurate indicators of home value. For example, Zillow.com states, “Our data sources may be incomplete or incorrect; also, we have not physically inspected a specific home. Remember, the Zestimate is a starting point and does not consider all the market intricacies that can determine the actual price a house will sell for. It is not an appraisal.”

So what does Zillow recommend sellers do instead? The same thing the real estate industry has been advising for decades: Ask a real estate agent who knows your neighborhood to provide you with a comparative market analysis. To accomplish that, I typically consider the following factors—plus others, depending on the house:

 

Location

The location of your home will have the biggest impact on how much it can sell for. Identical homes located just blocks apart can fetch significantly different prices based on location-specific conditions unique to each, including: traffic, freeway-access, noise, crime, sun exposure, views, parking, neighboring homes, vacant lots, foreclosures, the number of surrounding rentals, access to quality schools, parks, shops, restaurants and more.

Recommendation: Be willing to price your house for less if it’s located in a less desirable area or near a neighborhood nuisance.

 

Market

Another major factor that also can’t be controlled is your local housing market (which could be quite different from the national, state or city housing markets). If there are few other homes on the market in your local area (a situation known as a “sellers market”), you may be able to set a higher price. However, if there’s a surplus of homes like yours for sale (a “buyer’s market”), your pricing will also reflect that.

Recommendation: If it’s a buyer’s market and you can delay selling your home until things change, you should consider doing so. If you can’t wait, be willing to price your home extremely competitively, especially if you are in a hurry to sell.

 

Condition

The majority of buyers are not looking to purchase fixer-uppers, which is why any deferred maintenance and repair issues can also significantly impact the selling price of your home. When your home’s condition is different than the average condition of homes in your location, AVMs tend to produce the widest range of error.

Recommendation:  Hire a professional home inspector to provide you with a full, written report of everything that needs upgrading, maintenance or repair, then work with your real estate agent to prioritize the list and decide what items are worth completing before the property is listed for sale, and what should be addressed through a lower list price. Also, some defects are best addressed during negotiations with buyers.

 

Widespread appeal

If you want to sell your home quickly and for the most money, you have to make it as appealing as possible to the largest pool of prospective buyers. The more universally attractive it is, the greater the interest and the faster competing offers will come.

Recommendation:

Hire a professional home stager (not a decorator) to temporarily stage the interior of your home. Also spend time making the exterior look its best: address any peeling paint, make sure the front door/ door hardware is attractive, prune bushes and trees, remove old play equipment and outdoor structures, etc.

 

Compare homes

The only neighboring homes that should be used to estimate the value of your home are those that have been carefully selected by a real estate professional with special training, access to all sales records, and in-depth knowledge of the neighborhood.

Recommendation: If you’re considering selling your home, ask your real estate agent to recommend a professional appraiser.

Searchability

When working with a prospective buyer, most real estate agents will search the available inventory only for the homes priced at (or less than) their client’s maximum, which is typically a round number. If you home is priced slightly above or below that amount (e.g., $510,000 or $495,000), it will appear in fewer buyer searches.

Recommendation: Be willing to adjust your selling price to maximize visibility.

 

Periodic price adjustments

Pricing a home isn’t a set-it-and-forget-it proposal. As with any strategy, you need to be prepared to adapt to fast-changing market conditions, new competition, a lack of offers and other outside factors.

Recommendation: After listing your house, be ready to adjust your asking price, if necessary.
